In July, we feature the third annual Division ORA Power Ranking. We rank the top 25 companies in Division II (20,000 up to Division I), Division III (10,000 to 19,999 units), and Division IV (2,000 to 9,999 units) based on their Online Reputation Assessment (ORA) score. The unit cutoff for each division was determined based on the portfolio data obtained from ALN Data Services in June. The ORA score is the multifamily industry standard to measure and benchmark a property’s online reputation.

With the Division ORA Power Ranking, J Turner Research has extended the ORA award recognition to include management companies that manage over 2,000 units. Division I (companies on the NMHC 50 list; cutoff: 33,107 units)

The Division I companies with the best online reputation for 2021 were announced earlier in May: Top 10 of the NMHC Top 50 Management Companies.

 

Division II (20,000 to 33,107 units)

The top management company in Division II is Mill Creek Residential with an 82.56 ORA. The average ORA score of all companies in this group is 68.93.

 

Division III (10,000 to 19,999 units)

The top company in Division III is Wood Residential with an 87.67 ORA. The average ORA of all companies in this group is 68.33.

 

Division IV (2,000 to 9,999 units)

The top company in Division IV is Hanover Co. with a 92.58 ORA. The average ORA of all companies in this group is 66.38.

 

J Turner Research monitors 123,000 properties nationwide for online ratings and reviews to determine the individual ORA score for each property. The national average ORA score is 66.52.

Developed by J Turner Research, the ORA Power Rankings are a monthly, independent ranking of apartment properties and management companies based on their Online Reputation Assessment (ORA) scores. Methodology

The ORA score is an aggregate compilation of a property’s ratings across various review sites and ILSs. Each month, J Turner Research monitors the online ratings of more than 123,000 properties nationwide. Using a statistical model, a single score based on a scale of 0 to 100 is assigned to each property. This score serves as a benchmark to compare a company’s individual properties and portfolios nationally, regionally, and against the competition.
